Is Candor HOA really free?
Yes β€” during the open beta, every feature is completely free with no restrictions. We're building alongside early adopters and want your feedback. We'll give plenty of notice before introducing paid plans, and all your data carries over.
What's the difference between AI quick actions and document processing?
Quick actions are fast queries like asking about your CC&Rs, getting vendor recommendations, or requesting an assessment suggestion. Document processing involves uploading and parsing PDFs β€” reserve studies, budgets, contractor quotes. Document processing uses more compute, so limits are lower.
Can multiple people from our board use it?
Yes β€” unlimited users. You can set roles (admin, board member, owner, renter) to control who sees what. Multiple people can be assigned to the same unit, and all of them can view and pay invoices.
How do online payments work?
You connect a Stripe account (free to set up). Then generate invoices for each unit's monthly assessment. Residents pay via credit card, ACH bank transfer, or Venmo β€” directly from their My Unit page. You can also enable autopay so residents save a payment method and get charged automatically each month. Stripe deposits funds directly to your HOA's bank account.
Is our data secure?
Yes. Candor HOA runs on Cloudflare's global infrastructure with edge-level encryption. Payments are processed entirely by Stripe β€” we never see or store credit card numbers. Each HOA's data is completely isolated. All connections use HTTPS.
Can we import our existing reserve study?
Absolutely β€” that's the fastest way to get started. Upload your reserve study PDF and our AI extracts every line item, cost, useful life, and category into a structured model. It handles most common reserve study formats. You can also enter items manually or adjust anything the AI extracted.
What if we have more than 150 units?
No problem β€” during the open beta there are no size limits. Email us at [email protected] if you need any special configuration for a large community.
How is this different from PayHOA or FRONTSTEPS?
Candor HOA is the only platform with AI-powered reserve study extraction, CC&R Q&A, and intelligent assessment modeling. Most competitors focus on payments or communication β€” we do both, plus deep financial planning tools that help your board actually understand where the money goes.
What happens when the beta ends?
We'll introduce affordable plans and notify all beta users well in advance. Your data is always yours β€” nothing gets deleted. If you choose not to continue, your data stays accessible in read-only mode.
Do residents need to create accounts?
Board members invite residents via email. Residents set up a simple account with their email β€” no app download required. They access everything through a web browser on desktop or mobile. The admin assigns each resident to their unit.
